Let Only Service

  • Taking photographs and preparing property details
  • Advising as to the likely rental income
  • Advising on property’s presentation.
  • Discussing the landlord’s requirements
  • Displaying the property in the local press and on the internet
  • Advertising the property particulars at the office.
  • Erecting a ‘To Let’ board at the property where appropriate.
  • Arranging for postal distribution of property details to prospective tenants.
  • Accompanying prospective tenants around the property  
  • Interviewing and screening the prospective tenants.
  • Obtaining credit references and references
  • Preparation of Tenancy Agreement.
  • Preparation of Schedule of Condition/Inventory
  • Collection of first month’s rent and security deposit
  • Transfer the security deposit to the Deposit Protection Service for the duration of the tenancy
  • Set up a standing order from the tenant’s account into the landlord’s for the monthly payment of the rent
  • Finalising the first month’s rent statement with the deduction of our  fees and any other expenditure
  • Arranging for renewal agreements (where applicable)

Rent Collection Service

All the aspect of Let Only service, plus:

  • Monthly rent collection
  • Monthly account statement
  • Dealing with rent areas

Full Management Service

Includes all of the above, plus:

  • Recording of gas, electrical and furnishing checks – certification if necessary.
  • Registering new tenants with the Council Tax dept and dealing with general correspondence.
  • Informing utility companies at the start and end of tenancy
  • Carrying out periodic inspections of the property to ensure the property is being cared for.
  • Responsibility for and management of empty property is not normally included and will only be carried out by special arrangement.
  • Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
  • Making payments on behalf of the Landlord from rents received for water rates, insurance premiums etc. as instructed.
  • Serve Statutory Notices at the end of the tenancy.
  • Carrying out a full property visit and inventory check at the end of the tenancy and dealing with matters relating to unfair wear and tear before releasing the tenant’s deposit.
